Landlord is overbearing and out for every dime he can get. If you rent the shop, you won't get your security deposit back regardless of the effort you put into cleaning. Rent is guaranteed to go up if you want to renew your lease. Lock on the door can easily be broken into. Outlets/electrical work is questionable. Heater is questionable - make sure you have a carbon monoxide detector. No joke. Make sure to clarify that employees are also allowed to work there. No joke.
