Made the right choice when I found Harty Realty. Just bought my first house this year! The road was long, my job location changed a few times during my search which meant so did the areas I was looking in.. We searched all over from Lockport to Crystal Lake. In the end it was around 2 years I worked back and forth with Rich to find the right house for a newbie like me.

We purchased our first home (out in the western suburbs) with Rich Harty as our realtor about 6 months ago and are so glad he was our realtor! Rich was an extremely calming and steady presence during our housing search that saw all of the ups & downs possible. We started our housing hunt in 2021 during the peak pandemic housing market boom. Rich approached every house that piqued our interest with a critical eye and made sure we were evaluating the big picture, looking for quality construction, and a solid investment. After a failed bid on a house in 2021 and us putting a full pause on our housing search, Rich was ready when we restarted the search in 2022.

Being first-time buyers who aren't from this region, Rich was incredibly knowledgeable and patient with us. We NEVER felt anywhere close to pressured into putting forth an offer on a place we didn't love or going an unreasonable amount over asking just to "win." When it came to the inspection time on a place we really love, Rich helped provide another set of expert and experienced eyes on every inch of the house, and made some suggestions for near- and long-term upkeep that we're gradually making. All of Rich's recommended contractors both for the buying process and the couple of improvements we've made already have been super solid.

I've had friends who did not recommend their realtors, but we'll recommend Rich in a heartbeat to anyone who needs to buy a house. Absolutely no buyer's remorse here!

Rich Harty is an extremely knowledgeable, easy-going, supportive buyer’s agent whose assistance convinced us that everyone should go this route. The Chicago market was sparse and brutally competitive, and we were out-of-staters who didn’t know the city or construction basics. Rich sent us daily reports of new listings, took a lot of time with us when we came in to visit neighborhoods and homes for sale, and educated us on the signs of quality in home building. He got us in to see a home in a neighborhood we loved before its open house and identified its strengths and weaknesses. He explained why and how much we should bid above the asking price. When the sellers began to waffle on our accepted offer, Rich linked us to an excellent attorney and supported us to stand firm through their attempted shenanigans. He brought in the most thorough home inspector we’ve ever had. We recommend Rich Harty without a single reservation. He’s just the best.

As a first time home buyer, I was looking for an agent that would be able to help me navigate the home buying process and protect me from making poor decisions through inexperience. Rich delivered and then some - he brings a ton of knowledge about what can go wrong in a house, and what it would take to fix things, so he can give you a pretty solid idea of what you're getting into in terms of time & expense. In a role where he's entirely incentivized to close a deal as soon as possible, Rich (correctly) talked me out of rushing into several borderline properties early on that would've been poor fits for my goals even though I was suggesting to offer them. As the market tightened up, he helped me sort out what to look for to have a chance at not overextending myself financially, and when we did finally find a property to offer on, his offer guidance got me a winning bid for a very friendly price point. On the way to closing, he did a solid job walking me through all of the steps, and was flexible enough to go along with me calling a last minute audible and going with a lender he wasn't familiar with due to a significant financial benefit to doing so. All in all, he was a great support throughout the process and I don't think he could've done much better in accomplishing the task I asked of him.

In April of 2021 I sold my house before buying another one. Soon afterwards I began to panic as I awakened to the reality of the low inventory, aggressively competitive housing market. John and Rich provided professional, expert guidance as they walked me through the home buying process. They kept me updated on property that was for sale, and they were always available to show a home. Their knowledge of building structure saved me from buying something that had unseen flaws. Several times they cautioned me from buying a place that I loved because of a construction issue, putting my well-being over the financial gain of making a sale.
Once I found my townhouse, Harty Realty supplied painters, electricians, flooring experts, etc. to complete the remodeling process. My new place quickly became everything I had hoped it would be. I cannot recommend their services more highly than I do.

Working with Rich is like taking a chairlift up a mountain. The entire experience is low stress and very straightforward. He’s incredibly knowledgeable about every aspect of home construction and maintenance, so he’s able to point out even the smallest idiosyncrasy or red flag on a property.

We bought our first home with Rich. We met him after talking to two other real estate agents and the professionalism was night and day. He’s calm, personable, and will take the time to answer any question in detail (even if you ask it half a dozen times). His approach is informative, not salesy—he explains the merits of a house, and that’s it.

A bonus to working with Rich is that you get access to his connections—this network of professionals he’s built up over the years, all of whom take a lot of pride in what they do. That network is hugely valuable, especially if you’re coming into home ownership without much experience (we rented for 15 years). Do lots of research and always verify who you work with, but once you’ve done that, go with Rich’s recommendation.
