I don’t know why there are so many reviews about rental stuff….this is a real estate agency that we have used and LOVED! We have gone through one of their agents, Laurie Harris, for 3 real estate transactions! She’s been AMAZING every time! Very personable and it was always very obvious that she always had our best interest at heart! She bent over backwards for us, and was always so quick to respond/get everything done! We didn’t make her job easy, but she handled it like a pro and was very knowledgeable about every step! We learned a ton from her throughout the process each time, she’s great at making it very easy to understand! If you are looking for a great realtor, or a great agency to go through, this is the one!!!

First, I'm fairly certain that they don't manage rental properties. Most of the negative reviews on here are about that. Those complaints should be with the landlord who decided to sell the property while they were living in it. Of course a realty company isn't going to manage rental properties well - it's not their job. As far as realty goes, they were okay. There were some things that felt a little tricky, so you need to do your own homework and make sure they're not trying to pull one over on you, but we also felt that there were sincere individuals who put in a lot of time to help you get what you needed.

Although I wouldn't say they went out of their way to help me out as a tenet, they treated me fairly, kept the terms of the contract and were fairly responsive to the few problems that I did encounter. Although I wasn't absolutely blown away with their service I would rent through them again.

For starters, right now my water is off:

1. There is no emergency contact for the actual property manager
2. All utility emergency contacts have regular business hours with no emergency contact
3. There is no way to get a hold of these people because THEY DON'T CARE.

The people in the office are very rude and automatically assume you will not pay rent.
I HAVE NEVER MISSED/BEEN LATE IN MY LIFE

So just take these things into consideration.

We moved into an apartment that was a house split into two apartments. Whenever we had to contact Coldwell Banker, the person you deal with is NEVER in her office and takes at least a month to get back with you. We had terrible neighbors that were doing things against the contract that affected us daily, we complained multiple times and they did nothing while the other tenant was ruining the property. We found out that we were paying for 85% of the utilities of the entire house, when we confronted Coldwell Banker they told us to just deal with it! The parking they provided us with was ILLEGAL and we started getting parking tickets, when we confronted Coldwell Banker of this problem they told us it was our responsibility to take care of the tickets. This is the worst management company we've ever dealt it!! The bathroom ceiling was coming down and had started to grow mold. It was in our contract that they take care of snow removal, but not once did they ever take care of it, no matter how much we talked to them about it. The apartment was so dirty, that it was disgusting when we moved in! I'll never consider getting an apartment with Coldwell Banker again! If you move into an apartment managed by them YOU WILL REGRET IT and will probably end up paying for things that they are responsible for.

Do NOT rent from these people! We went 1 month without a refrigerator because it was non-repairable and they would not put a new one in! We then went a month without AC from mid june till mid july! They do no upkeep on the property, and we had water flowing through our ceiling from our upstairs neighbors at least 4 times. The complex is in disrepair and littered with addicts and their trash. Plus dont plan on getting a deposit back because they will take it to to the upkeep that they should have done while you were living there. Slumlords is the best way to describe this bunch! Evaluate all other options before renting from these crooks!

I'd give zero stars if I could, but alas...

Every other negative review on here is legitimate, and I cannot fathom how the positive ones aren't planted by them.

Ready for some nightmarish stories about these people?? K. Good!

Myself and a couple friends rented a house through Coldwell GKR that seemed like a great deal! We were a few student/recent grads so we could live with it being a bit of a dive. Plus a few other friends of ours were the previous tenants, and we were very familiar with the house.

Those previous tenants were charged an insane amount of money and threatened with legal action/fees after they moved out, ON TOP of them not receiving back any of their security deposit. We just figured it was because they were a bit more reckless, whereas we took much better care of the place.

So throughout our year+ in this house, we had to deal with our basement flooding two different times, and them doing nothing about it the first time while our belongings down there were taking on water damage. Then after the second flooding they brought out RotoRooter to clean the drains there, which they then sent the bill to us saying that it wasn't normal wear and tear to the house because there were allegedly items such as "tampons and condoms" blocking the drainage causing a sewage backup. So they stick us few SINGLE MORMON guys for clearing the probably long-time drain clogging of tampons and condoms, just because they could apparently.

Then after we moved out, they charged us for the carpet cleaning of those basement carpets as well (even though they were a disaster already when we moved in).

BUT!!! As if keeping our entire $1,000 deposit for the carpet cleaning of the main floor carpets (which are old and ratty and got dirtied up almost immediately after move-in due to horrible and old padding below them) as well as cleaning the twice-flooded basement carpets, they still wanted more money.

Fast forward 4 months after move-out and I get an e-mail from a law firm with additional charges of almost $1,000 more from Coldwell and a $200 legal fee for the law firm's handling of that. So myself and one of the other tenants from there went into the Coldwell office to talk to them about it and ask why they never contacted us about this? They had all our phone numbers and e-mail addresses (after all, it was how their lawyer got the e-mail address for it to send), yet, no effort at all to contact was made. We talked to Brent in the office and he just deferred over and over saying we had to talk to the lawyers at this point, that they'd mailed out a statement previously, and that mailing that was all they were legally obligated to do. Because why wouldn't they do the bare minimum?

So here's where it gets good... we go to the lawyer's offices and the receptionist pulls up our file, COMPLETE with the actual bill with all the additional insane charges that Coldwell mailed to the wrong name AND wrong address!!! So because of our lack of response to that notice they botched, they tried sticking us with an additional $200+ in legal fees.

Luckily the law office of Stephen Jewell has a soul to it, and seeing the obvious oddity that we could never have possibly received that notice, they completely axed that $200+ in fees because we were ready to pay in full to just make all of it go away.

Moral of the story is that no matter how inexpensive a property might appear through Coldwell Banker Gold Key Realty, however much you save will be more than made up for with unbelievably horrible service, and probably an extra $1,500+ is mostly unjustified charges upon move-out. Happened to us, happened to our friends before us, and judging off the other reviews, it's happened to plenty others as well.

Avoid these people like the plague.
