When we found out of my new job opportunity in Georgia, we had a very challenging timeline to follow, especially after making a house hunting trip over there and going under contract. From our very first interaction with Ericka, we knew we were in good hands! Ericka laid out a plan for us, ensuring we were well prepared to stage (and a big thank you to Tina), list and ultimately sell our home. She was very wonderful to work with, always attentive, responsive and cheery! I know that behind the scenes there were many from the Lamb & Co. team that assisted to make all come together and we want to thank them for that as well! Ultimately, our home drew so much interest, we didn't even make it to open house weekend! We hope the new homeowners love the house and area as much as we did, we will miss it!

Contacted Lamb & Co. Real Estate and was immediately contacted to let me know that Brett would be our agent moving forward. We scheduled an in home visit with Brett and from the beginning, he was very professional and polite. He let us know how the company worked and how he would contact us regularly with updates throughout the process. He kept his word and made sure we were informed every step of the way. Brett was spot on with his market analysis and while we had issues with the purchasers lender, Brett was constantly in contact with them and updating us the whole time. Lamb & Co. We contacted Lamb & Co to help sell our house and could not have been more impressed with the entire team! We bought the house in 2019 but moved across the country in 2021. We had tenants in the house for 2 years before putting it on the market.

Matthew was assigned to us as our agent.

Because we had tenants living in the house for two years and hadn't seen it during those two years, Matt had a contractor come in and fix the little things that always have to be fixed after renting: paint, holes in the walls, landscaping, etc... Matt oversaw the work for us to ensure it was done correctly.

Lamb & Co then had the house fully staged with furniture, pictures, and home decor, and took real photos (not cellphone pics that I've seen other agencies use) and put the house on the market. And here's where Matt's expertise shined:
He wanted to place the house on the market for a price where he saw the neighborhood value, but we argued that it should be listed for more. After a very successful open house and more than 30 additional viewings, we still had not received an offer. We then lowered the price to the original price that Matt had wanted, had another successful open house and even more viewings, and immediately received two offers. The negotiations and closing were all handled quickly and efficiently. They even sent a notary to my house since I could not be there in person for the closing paperwork.
The whole team at Lamb & Co, from the office staff to the agent, to the stagers, and photographers all work together to get you the most value out of your house. And they do it for a smaller percentage than other agencies.
