We hired Paul Ward and his team to sell our Piru land parcel. It was a challenging property, located right on busy Hwy 126 and also very small for farming purposes, being under two acres. Paul persistently promoted the property and kept us updated regularly about the marketing efforts. Some water issues created a real challenge, and Paul patiently guided us through the well permitting process. After MANY lookers and one cancelled escrow, Paul was able to secure two interested parties on the exact same day. The increased interest allowed us to sell for $20,000 more than we expected! We recently completed a 1031 exchange investment purchase using the Paul Ward Home & Ranch Team. We sold a rental home in Carpinteria and purchased a remodeled duplex in Old Town Camarillo. Another party had been seriously considering the property, when Paul was able to secure the deal for us. One current tenant wanted to stay while the other tenant had given notice that they were moving out right at the close of escrow. Paul was able to secure a new tenant paying a higher rent before we closed escrow or even owned the home! The new purchase is a nice piece of our retirement income. We hired Paul Ward to sell our land parcel in Santa Rosa Valley. To say it was a challenge is an understatement. The property was tied up in a long term lease and sat in a flood plain. While numerous people expressed interest in the property, the challenges were too much for most. Paul persisted through what seemed like endless ups and downs, starts and stops. When the stars finally aligned, we had three offers in a short period of time; but that didn't mean we were through the woods. Finally, after 3+ years we were able to close escrow.
