We were moving back to Texas after being away several years to a new area of Texas and were referred to Patty and Rusty. We have moved a lot and are tough on agents as we look a lot, research and buy well. We are definitely not a quick buy prospect. On this purchase we weren't even sure what we wanted, lake or country acreage. We were also canvassing 5 counties. Rusty and Patty were patient, knowledgeable, did not push and even understanding as we sought input from multiple sources. We lost count of the properties we saw, I am sure in excess of 50. The seller had multiple issues with their agent and broker and if not for the diligence of Patty and Rusty it would not of closed. Highly recommend, especially if your not looking for your standard pushy or part time type agent.

In March 2015, I contacted Patti Shannon to schedule a showing for one of her residential listings in the Lake Conroe area. During the showing, Ms. Shannon informed me what the sellers paid to build the home and the amount they paid for a few upgrades done after the home was purchased. Later, during negotiations, Ms. Shannon denied that she ever disclosed this information to me. Ms. Shannon also informed our realtor (in writing) that we had contemplated not hiring her. While it is true that we had asked Ms. Shannon if the seller would provide a discount if we did not use a realtor, there was absolutely no reason for Ms. Shannon to repeat that conversation other than to try to cause hostility between us and our realtor.

On the day of closing, my husband and I met our realtor at the property for a final walk through/inspection. Upon entering the home, we observed that the sellers were still in the process of moving their furniture and personal belongings out of the home. The home was very dirty, there was damage to the walls from moving furniture and some of the inspection items had not been repaired per our sales contract. My realtor immediately called Ms. Shannon on her cell phone. Ms. Shannon told her she had no idea the home was not move-in ready; however the sellers told us they had informed Ms. Shannon the day before that they were not fully moved out. Our realtor made multiple calls to Ms. Shannon's cell and office phone to discuss postponing the closing but could not reach her. Ms. Shannon's assistant called our realtor back a few hours later to explain that Ms. Shannon was in meetings all morning. By that time, our realtor had taken things into her own hands and rescheduled closing.

I would not recommend working with Ms. Shannon because I do not believe she has the seller's or the buyer's best interest in mind. By her actions, Ms. Shannon created a hostile environment between the seller and us/the buyers. She recanted disclosing the price that the sellers originally paid for the home and the cost of the upgrades, tried to cause hostility between us and our realtor, and she did not communicate her client's information to us that they were not moved out of the house on our closing day. And then she was "in meetings" and could not be reached ON THE DAY OF OUR CLOSING.
