You cannot go wrong using Lion Properties as your property manager for your rental properties. Lion Properties came to the rescue for one of my customers that shared with me her frustrations with her tenants. Hearing about Don's services through mutual associates I was happy to refer her to him. She has two properties, one in Huntington Beach and the other in Lancaster. He was able to assist her in finding a reputable property manager in Lancaster and took care of all the property management issues with her rental in Huntington Beach including finding a great tenant. Danny Esparza is the most unprofessional and rudest property manager I’ve ever worked with. We went to see a property and showed great interest. I also had adjusted my schedule to fit his and complied with requirements for application. We were overall pleasant and eager to see the house. I show up and he has an attitude straight away. Unfriendly. Upon asking questions, he seemed unnerved and annoyed, rolling his eyes at me in his exasperated expression. I asked for him to show me the dryer vents in the garage and he didn’t have the courteous to go out of his way to show and explain anything to me. His responses were curt and far from elaborate, something that is a red flag from anyone working in this industry: My partner was not able to make the appointment because he has a demanding job. We resorted to FaceTiming for the tour. Since he was gone, I was just a little stressed trying to manage questions and deal with my phone which happened to break down during our tour. Danny was far from courteous or understanding of my questions. He only appeared annoyed at me for some reason I can’t seem to figure out. At the end, we still decided it was a great property despite his attitude. He said to go apply online and follow the instructions that he gave me. Turns out the website is down. So I email Danny from the original address I contacted him with, and got a notification that my address was rejected/blocked. I emailed him from a different address and I did not get the same notification. I can only assume that we were rejected before even having a chance to apply for reasons I am unaware of. But his disgusting attitude and lack of professionalism and communication is beyond me. This says a lot about the work ethic of this individual specifically and the company. If you would like to work with Lion Properties, I would avoid giving Danny any of your time or energy, yet alone your money.

I live next to a property they manage and they dont maintain / trim their plants. Their staff is extremely avoidant and difficult to get help from.

Very unprofessional. Dictatorial approach to property management. They treat their tenants like trash. Avoid dealing with them, as tenants or as property owners.
