We have Enterprise Property Management manage our home in Orange for fifteen years. We were happy with their services for years but this year their services turned excellent. Our tenant was delinquent with rent, wouldn't answer calls, texts, emails or notes posted on the door. Our manager Rodrigo Juarez was our savior. He took every necessary legal actions promptly, documented each step in preparation for eviction and was able to kick the tenant out without the expensive eviction process. He was excellent in having the property cleaned up and remodeled quickly. One week before the property was ready Rodrigo already found us new highly qualified tenants with great credit history as well as having background checked. Words cannot adequately and justly describe Rodrigo. He is vibrant, knowledgeable and competent. Given the opportunity to interact with Rodrigo one will know what I mean.

EPM has been the property manager for my rentals for over 3 years now and I am very pleased with their work. They are responsive, helpful and transparent with work orders and costs. They have been quick to find tenants and keep them happy enough to renew (one of them for all 3 years now). Also, my realtor Brett Bernard exhibits the same level of service and has always been outrageously quick to respond and provide helpful insight and market knowledge to assist in my investment decisions.

Professional and easy to work with. We have been working with Enterprise for almost 7 years to manage our property in Orange County. They have been awesome and we are satisfied with their services. Their employee Susan Miller has been actively engaged with the entire process of renting, maintenence, move-out and paperwork. Susan has also been prompt responding to tenants' issues and kept us posted on the status of the needed repair work.

My family and I lived in a house managed by Enterprise Property Management for 8 years. We were treated very fairly by the management and the owner. Of course, over an 8 year period, you are going to have some issues with the house, but EPM and Paula Klingman were their for us 100% with timely attention to repairs. Paula was instrumental in us having a very positive experience and I heartily recommend EPM and Paula.

I purchased 2 rental homes and retained EPM for property management over 16 years ago. Wow, 16 years, it is hard to believe it has been that long as they have made owning a rental almost as if I don't have one, just collect the checks and enjoy the cash flow. I appreciate the professionalism and hard work for all the years. I would definitely recommend EPM for your rental needs.

No other Best property management than Enterprise Property Management.100% satisfied by their dealing and every paper works was cleared by them.Their was nothing to worried about them and more over their care and service is just amazing .And i wonder why someone{Google review} rated it as poor . and i strongly believe that their will be a serious misunderstanding between both of you.

They are highly recommended for any kind of real estate in orange county

As a homeowner looking to rent out our property, there will always be questions and concerns. we have been lucky enough to find Enterprise Property Management, as they are managing our 2 properties in Anaheim and Westminster. Our property manager, Rodrigo, has been amazing, very attentive to our needs and concerns, always on top on things, communicates and works with us on any issues that arises. Especially, we have to compliment him for being very patient when dealing with one of our difficult tenants. We feel very comfortable and at ease knowing that Enterprise is there to take care of our properties and will definitely recommend them for property management to our friends and families.

I'm going to keep it 100 as I always do. For starters, I'm a mechanical engineer who has no problem paying the rent in full and on time.

Paula was the person who managed the property I leased. Although I know I've pissed her off on more than one occasion (consulting with my lawyers because of what she did), "for the most part," she kept her professionalism. That helped them with the star rating.

I was leaning towards only giving them 3 stars, but Paula did a good job with making sure things were good with the condo I leased.

Things took a turn, when the owners of the condo hired a real estate company to sell the property. The listing agent, Matt something, is the one who began demanding showing the property what seemed like every other day. People in and out, in and out, and he tried to strong arm and bully me. I ain't the one! Trust me.

Upon selling the place, Paula gave my security deposit to the old owners, and my lease stated EPM was no longer responsible for it. Haaaa. As a result, I told Paula I was putting my rent in escrow to protect myself and my money. She didn't like that, but again, she kept professionalism.

All in all, I don't blame Paula. Matt was the real problem the whole time. He made it bad for Paula, but she kept her composure as best as she could. I didn't have any peace my last 2 months at the property.

One last thing, EPM do play internal games. If you try to call to speak with your property manager, they provide excuse after excuse, leave you on extended holds, and play childish petty games of that nature if the property manager doesn't want to talk with you. That's bad business. That's why they are/were borderline 3 stars.

It gets worse.

Last week, I went to pay my electric bill, I promise you I can't make this up, and I went to get my checkbook, and it was gone - I mean gone. No where to be found. I searched high and low - no where. I was even 1.5 hours late for work. On top of that, my Social Security Card and my Birth Certificate are both gone. No one, and I mean no one has access to the condo except... How did it disappear? Well, Enterprise Property Management has access to the condo; the old owners too. I've had to get a police report, call the FTC, Social Security Fraud Department, credit bureaus, change banks and accounts around, etc. A true nightmare. The thing is, I can't prove who took it. I can suspect, but... I have a real good idea.

The hassle I'm going through right now just dropped them to 'N' stars. Read their Yelp reviews.

I am giving them 3 out of 5. My relationship with them will end after 24 years on January 31. I think overall EPM was a good organization but felt at times they should have done more for the owner and seemed to care more about the tenant.

The people I have worked with over the past 24 years have for the most part been very professional and courteous

However I cannot say the same about some of the tenants they found. I have had to spend a great amount of money on repairs and getting just livable due to tenant negligence.

EPM in my opinion did not do a great job of tenant screening. I understand no owner wants an empty home for a while but neither does an owner want a tenant from hell.

Their one strength is among lowest property management rates and tenant placement fees available

I had to move out of state so rented my house with EPM as my property management. The first year of renting: The renters destroyed the house, we are talking about 3" holes in walls, additional walls built, venting system, hydro equipment, carpets removed etc... If it weren't for a domestic disturbance we would not have known. We were not very pleased that EPM did not check on the property at all during their stay.

Year two&three of renting: Another group of tenants caused damages in excess of $xxK. The property manager who should be representing us always seem to side with the tenants, citing normal wear and tear.. EPM ended up quitting on us, probably because we were getting ready to take legal action against the tenants. At the end, we settled with the tenants for 4 times more than what EPM managers were estimating for damages. It would help when the company knows who they are representing..

The Property Managers (PM) would also need to be reminded of the 6 month walk through. Also, forgot to do a final inspection at end of year two on the house.
Made unauthorized fix to the house while leaving a hole in the ceiling after one of their "emergency fix". There is also a high turn over rate with the PM.

I would never hire Enterprise ever again. If you know better, you would not either.
