From the moment we walked up to the porch, we were treated like royal house guests. The house was very nice and accommodating. Great sitting areas with beautiful artwork. The breakfast were over the top excellent. We especially enjoyed getting to know the other house guests over breakfast. We never had to drive because everything is within walking distance. There are a lot of different types of shops and restaurants to enjoy. Easy access to trails in the area. This place really takes good care of it's guest! Highly recommend!

We had a family get together in Franklin in late May and booked the entire home. Everything was clean and comfortable. The hosts were gracious and the breakfasts delicious. I would highly recommend staying there to anyone. Because we had the whole place to ourselves, it was like having our own home, complete with great outdoor spaces as well.

My mom and I stayed at Peddlers and Paddlers this weekend and will definitely be back. The 150 year old house is beautiful, comfortable, and pristine. The home-cooked breakfasts were delicious, and we enjoyed lounging with our coffee on the porch and in front of the fireplace in the sitting room. It is one block away from the walkable main drag and a short bike ride from the Allegheny River Trail if you plan on biking or kayaking.

Our room had a fabulous king sized bed and private bath. We brought our 2 dogs that were very welcomed by Emily and Tammy. Breakfasts were awesome too! We loved the 24 hour available snack/coffee area.

We will definitely be back!

Wonderful hosts. Victorian B&B beauty, great hospitality, many well appointed and comfortable rooms with private bath. Convenient to all downtown Franklin and surrounding trails.

Beautiful, clean, comfortable. They were so nice and accommodating, and made my group a really great vegan breakfast, after asking if we have food preferences or restrictions. Location close to kayaking, hiking, historical tours. I totally love this B&B and highly recommend it! We felt like we were staying in a castle.

My boyfriend and I went to Franklin on a getaway weekend. We were amazed at the history beauty of Peddlers and Paddlers. The place has been renovated but keeping the traditional architecture and decor. Emily is great and keeps the place homey and clean. The Shack in the Back is worth checking out. It's a quaint shed turned into an antique shop that you'll die for.

Peddlers and Paddlers was incredible! The Inn is beautiful and very clean. Emily and Tammy were absolutely amazing hosts. Breakfast was delicious, thank you, David. They were VERY accommodating to every need. We held our wedding ceremony in the garden in the backyard. It was PERFECT! The weekend was more than memorable

My husband and I found our recent stay very relaxing and enjoyable. The place is very clean and the bed very comfortable. Many additional amenities came with our stay. Great location near the main street of Franklin and Emily was a very nice host.

Very affordable and comfortable. We had such a wonderful time. Emily was very kind and helpful. David, our breakfast chef, was awesome. He was great with our kids and the food was delicious. The house is beautiful and I enjoyed one of the best nights sleep I’ve had in a while.

Breakfast was superb. I especially enjoyed that there was a fridge to use, accessible snacks, and much coffee. The hosts are inviting and make sure all of your needs are met down to food preferences and food allergies/restrictions. Make sure you ask about the antique shop behind the inn, it's wonderful with different vendors and art.

I have stayed here three times. Twice with friends and once with my children. It is an amazing place! Beautiful and comfortable. It is a quick walk to cute shops and delicious restaurants. The owners are wonderful people that made sure we had everything we needed. Planning my next trip there already!

The rooms are very clean. The bathrooms are pristine. There are little details like Neutrogena soaps and hand sanitizer wipes which are very cute. You get a lock/key for your room. Each room has a personality. The place has a cozy and historic feel. Big kitchen to use for guests with snacks and drinks. Plenty of room to be alone. Game room. Gift shop in the back.

My experience here was just as wonderful as the wedding I attended in the area.
The hostess’ were very kind and welcoming and the home was beautiful, warm, and inviting.
The breakfast they was delicious and the company there was wonderful and pleasant.
Would’ve definitely recommend this place to anyone staying in the area, and will hopefully be able to go back and stay another time.

There is so many things about this place that are Excellent. I love the Historic home, the room Decor, Service is on point, Breakfast is super, Location.. close to everything, Good trails near by and off course a Brew from Trails to Ales to go with everything. So glad we chose this place!!! Gonna be back soon. 🚴🏻‍♀

Friendly, prompt, and clean! We loved our cozy stay here. It was our first time at a bed and breakfast and were not disappointed for anything. They are a small local business so I did need to call and leave messages but they were always so quick to get back to me. Also best breakfast in town!

The inn was lovely and we highly recommend it to anyone traveling through! A beautiful home, kind owners, delicious breakfast and in the heart of Franklin. Also, the price matched the local hotel in downtown Franklin so giving our money to a small business over a chain was an easy decision for us. We will certainly be back again!

We love that it's within walking distance to down town. Very homy and comfortable!

My friend and I stayed here for the Fourth of July and it was just what we needed. The house was so beautiful and quaint. The breakfasts were delicious and we felt right at home. I would definitely stay here again plus it’s nice how close it is to the river and town; there are lots of activities to do nearby.
