I’ve tried quite a few bubble tea places and this one has easily become my favourite! They have so many creative drinks that taste so good! Pleased to say I will be a regular at this place from now on! I’ve tried the mango panacotta, Biscoff and the brown sugar bubble teas so far and they’re all equally delicious.

Softest boba I’ve ever tried! I love the signature brown sugar milk and also the foam, which is a perfect balance between sweet and salty. The croffle was also crispy and light, I loved the cream on top too. I’ll have to go back to try the biscoff flavour!

Delicious brown sugar boba!! The famous pearls live up to their name, soft but not overly chewy, and full of taste. Although the sugar level couldn’t be changed, the sweetness was at a perfect level (not too sweet at all) and needed no adjustment (I usually opt for half sugar at most places). The packaging itself was also quite nice, I suppose it would look even better if I had gone for the gold foil option.

Location is easy to find on corner of Elizabeth & Lonsdale street, a quick walk away from the nearby shopping centres and station. Service was quite quick since it wasn’t very busy in store, able to order by self serve kiosk and at counter. Several small tables & seats for a dine in experience as well.

Best brown sugar milk tea in Melbourne. There is a reason it’s their signature drink! It is so creamy, rich and delicious and is very affordable for what you get: fresh tapioca pearls made in syrup and an almost glazed sugar flavour. If you’re a boba fan, definitely do not miss this great establishment!

Xing Fun Tang has to be one of my favourite bubble tea places, located in the centre of the city.

They have an amazing variety of flavours and the boba pearls are super soft and covered in delicious syrup! You can have non-dairy milk options in your drinks, including soy and oat milk. They also have delicious croffles with a biscoff or brown sugar boba topping.

The flavours I tried were; gold foil brown sugar boba soy milk, matcha boba soy milk with strawberry boba and mango smoothie with bunny panna cotta. The gold foil was a great topping and tasted like a sweet syrup. I also loved the matcha and strawberry combination. The panna cotta was so yum and love that you can order that with your drink!

My go to xing fu tang order is their signature brown sugar boba. From the homemade boba to their brown sugar, mixed in with their milk - is soooo good. Probably the best brown sugar boba out there. The brown sugar with biscoff sauce was really good. On the sweeter side but it's a given with biscoff.

Matcha was perfectly balanced. Not overly bitter or sweet. Just the way I like it. Jasmine milk tea with taro was light and super refreshing.

The boba croffle was delicious. It was warm and topped with fluffy whipped cream & boba. It's like eating the brown sugar drink but in a dessert form.

Highly recommend trying out xing fu tang if you haven't already. Just go in and try their signature series and you won't be disappointed.

One of the best boba outlet from Taiwan and my favorit. The pearl are so soft, tasty and freshly made in store. Many options of tea or fruit selection to choose from. Recommended to add rabbit Pannacota for $1, it's really milky and yummy. Self digital ordering and there is little seating area to enjoy the bubble tea. The price is cheaper compare to other chain.

Brown sugar boba milk tea was amazing! The highlight are the pearls. They soak the pearls in the brown sugar liquid so that it gives it the brown sugar flavour. Also they put the brown sugar liquid around the cup and pour milk into it! Best of the best milk tea I’ve tasted. Don’t go anywhere, stay here because Xing Fu Tang is here!

A must-try Taiwanese bubble drink and their new croffle desserts. I love their selections of drinks, and their boba is handmade. You can see the staff make them onsite.
People do queue up, and it can get hectic. Make sure you pre-order your drinks using the touch screen by the entrance door. Grab the ticket and wait for the staff to call your order number.
My favourite of all is the brown sugar bubble cup drink.

The place was cute and super clean. Their fruit was refreshing and you can tell that their toppings were made fresh. My favorite was the Jasmine Milk tea with brown sugar boba. I love their pearls, they were cooked perfectly and were delicious. Their packaging was also on point super unique 🤩

The best bubble tea I’ve had. The brown sugar one is their most famous and you can tell why. Great on a summer’s day. The staff are nice and there’s a self-order service too. The way they prepare it is mesmerising to watch. Give it a go.

Their speciality is their fresh in store made brown sugar Boba and you can absolutely see why they're known for it. Highly recommend getting their signature brown sugar milk tea as a pick me up. They had a good shopback $3 discount at time of purchase too if you have the app. Service was a little slow and store a bit cramped but defs worth it.

Fast service, good location and really delicious drinks. Both the Signature Brown Sugar Tea and Strawberry Milk Tea were refreshing and perfect for a rainy day. A lot of room for waiting if you are doing take away.

Try coming after lunch to avoid long queues, 4pm was very quiet on a Saturday. Highly recommend trying their Signature brown sugar drink, you won’t be disappointed.

Everything is good!
I especially like the brown sugar milk tea!
But please remember to stir and drink it within 1 hour otherwise it will be too sweet and the boba will turn hard.

They recently launched the Gold Foil Brown Sugar Boba Milk. Although it’s more expensive than the other boba drinks they sell, the experience definitely speaks for itself, from watching them make the brown sugar boba from scratch, to the caramelising of the sugar and meticulously placing of the delicate gold sheet on top.

The brown sugar boba is definitely one of the best I’ve had. Usually the pearls I’ve had in other stores tend to be too chewy, but this was softer than the usual, while still having it’s chewy consistency that made it easier to bite into. The milk that was used for the drink was also really fresh, making this a really refreshing drink or a great after meal dessert!
