I’ve lived at Hickory Estates for 3 1/2 years and have had no issues with receiving help from Maintenance as needed. Chris and his crew have proven to be dependable and knowledgeable in making repairs and replacing equipment as needed. Overall, this is a quiet, safe complex to live in. Closeness to the park, grocery store, gas station and highway also makes this a great location.

"When i moved in here in Dec of 22 I had no intention of staying. I was on the list for Owego Gardens. When I finally got notified that my name had come up on the list there I started carefully evaluating my situation here. I asked myself what was important to me.i could Park my truck practically outside my door. I only have to take 5 steps to get to the washing machine. The mail box is outside my door. I feel safe here and managent works hard at keeping it that way. When I have needed any kind of repair they have been quick to respond. The grounds are kept up immaculately.
It is certainly not a new complex but considering its age it is well maintained
Management is quick to let tenets know if something out of the ordinary is going on so they can be on the look out to help Management with extra eyes and ears.
They stay ahead of snow storms and keep up with snow removal. They keep entry ways salted and safe.
Parking is more than adequate and kept orderly.
Overall I am happy to live here and plan to stay. When my lease is up I expect my rent to increase but I accept that as just a sign of the times. Everything is going up".

Had heard many wonderful things about Hickory Estates, which was what caused me to move there. Clean, quiet, safe. So much better than the responsibilities of home ownership. I like that they take care of everything!

Have no problem renting from Hickory. Great management and friendly staff. Would rent again just for that. Also very easy access to close businesses and the highway.

I lived here for eleven and a half years, eventually leaving due to a career change that increased my commute from less than 5 minutes to nearly an hour from Hickories.

Even after the higher-than-typical rent increase in 2016, Hickories is still charging significantly less less in 2017 than other apartment complexes in worse condition (Such as Ivory Estates behind Lockheed who wanted $650+/month and did not have maintenanance staff sweeping out the stairwells/had police tape surrounding the unit next to the one I toured) were asking back in 2006.

The original maintenance team had some issues (and the maintenance lead back then smoked like a chimney), but for the past five years or so, the new maintenance guy (Wade) and his assistant are top-notch. Hickories' manager Linda has also been an absolute pleasure to deal with.

Note that I lived in Building D - Buildings get newer as you get closer to the park, but the few times I was in A it appeared that they had significant renovations done after the 2011 flood. As I understand it, other past residents have told me that rent is typically somewhat higher in D/E as a result of this, but as stated earlier - this complex is still one of the best deals in the area.

Another reviewer stated that the D/E lot was recently redone and there are no handicapped spaces in the lot - this is false. There have always been reserved spaces for the two vehicle-owning handicapped residents and those signs are still there. (Unlike the A/B/C lot - handicapped spaces are marked with metal signs instead of painted spots). There's one other handicapped resident I know of but he does not own a vehicle - but I've seen evidence management provided him with significant accomodations for his electric scooter. My only complaint regarding the repave is that less than 24 hours notice was given that the repaving was going to occur - it didn't affect me but would have been a serious issue if any D/E residents had been out of town with a vehicle parked in the lot. (Only two weeks earlier I had gone on a trip where my coworkers picked me up on the way.) But that's a pretty minor nitpick.

One other observation: Over the past few years the complex has become increasingly smoker-unfriendly. I consider this to be a highly positive thing as I cannot stand the smell of cigarette smoke, however if you are a smoker this might not be the place for you.

It’s a quiet and lovely place to live at and it’s near Hickories Park. So many things to do at the park.

I’ve lived at expensive housing and rentals in other parts of the country, and I think the rent is fair.

They are constantly renovating and quick to respond with any questions I have too. It’s affordable, friendly staff and I’m enjoying the updates they have recently made. I highly recommend living here.

I have lived at Hickory Estates for 3 1/2 years. I love my apartment. It was in excellent condition upon move-in and the rent is very affordable. I've only had a few minor problems and the manager, Chris, and his maintenance team have responded in a timely manner and remedied the issues. Chris and his team are friendly, polite and professional.
This is a quiet environment and I feel safe in my surroundings. The grounds are clean, neat and well-maintained. However, I'm giving a 4 star review because I think the floors and stairways
could be mopped/vacuumed more often. My neighbor and I do this regularly, in our side of the building.
That being said, I love my apartment and the proximity to beautiful Hickories Park, Tioga Fitness, shopping and eateries.

Hickories park is a great place to camp, with several options as far as amenities. You can get a plain campsite with only a grill, or you can opt for electrical hookup too. The tent camping sites are along the river with lots of shade and access to bathrooms or port-a-pottys. And although there were a lot of other campers in the park, I was easily able to get one with privacy enough to have my dog with me and not have close contact with any other animals.
The only complaint I have is that there are literally no trash receptacles anywhere in the park, including the restrooms. I thought that was a bit extreme. But not the worst inconvenience in the world. All in all, I'd reccomend Hickories Park as a great place to camp, no matter what style of camping you're interested in.

Fair rent, Clean and quiet. Owner is normally on site and has no problem updating or fixing known issues. Would highly recommend

I have been trying to get in contact with a realtor for an apartment at this establishment and every number I have tried has been out of service or call can not be completed. I have put in a request for a tour this Saturday and put in an application for a 1 bdrm aprtmnt and have not heard anything back

They have numerous units that need total renovation if they plan to charge as much as they do for rent. The parking lot was just redone on the far side of the complex and there are no handicapped spaces there.

My son was accepted to rent an apartment and then when he tried to set up the next steps in their lease process the management ghosted him. They said they tried calling him which then ever did, they didn't respond to messages or emails. I'd heard the current management was bad but we tried to be optimistic. Definitely not the way to run a rental business,
