Very nice hotel!
The girls at the front desk were so so nice and friendly.
We loved how everything was decorated, very minimal but also cute with cats on everything. Rooms were very spacious and clean.
Breakfast was a small box in which you could choose what kind of sandwich you wanted and it also came with fruit, a small dessert and juice!
The hotel is located in a very quiet street, very close to the bus station, a few cafés, night market and temples.
The best part: their cat had just had babies so we got to hang out with the cutest kittens!
Definitely recommend Sleepy House, we had an amazing experience :)

This cute hotel is located right in the center of the city, near the night bazaar and the bus terminal so the position is ideal. The room is clean, nice and cozy and the shower is perfect. I read some comments about the shower being cold. Being an electric shower, if you make it run at full blast it will consume the limited hot water that can be heated very quickly, so the trick is to run it with half the power, it will still be pleasant shower without waiting for the hot water to come out. Some other reviews complain about lizards (geckos) outside the building freaking them out: well you are in Thailand, there will be geckos anywhere they don’t hurt a soul, if you can’t stand them maybe you’re in the wrong country. Even the biggest condos get geckos here, so that’s useless talk. The hotel is lovely and incredibly clean. You can smell the sheets that have been freshly ironed when you get into your room. They serve a lovely breakfast box, you can choose the croissant’s filling and change it the day after if you like. They also give you a box of freshly cut fruit and a pastry. Perfect size for me. You can also get free coffee/tea and snacks at the common area. The rooms are quiet at night. I thoroughly enjoyed my stay here. Recommended.

Very cute and well taken care of little hotel right next to the night market and bus station. The location is perfect and very peaceful. The rooms are nicely decorated and very cozy. The mattresses are directly on the floor, but the floor is elevated on that side of the room so it’s really nice, japanese style.

For breakfast there are 4 boxed options, with additional free coffee, tea and cookies/snacks.

The only con we experienced was no proper luggage room to leave our luggage for a couple of hours after checkout. We had to leave it in front of the reception desk which was very visible from outside and kinda in the way for others to check-in/out.

We chose this place on a whim just because of the cute cat decor lol. The owner/ manager was very pleasant and accommodating. The beds were comfortable, and the rooms were spacious. And of course the cute kitties all over. The cat Tao came and chilled in our room with us the last day of our stay.

First of all, I would like to say a big thank you to the Reception Staff/Owner, because we reached there around 2330hrs after a long drive from Chiang Mai right after our flight to CNX. Then we tried to call the number on the front door several times but no one picked up the phone, we don't know what else we can do since it's already late night. Suddenly we got a call back from the number, finally! Although we are so late and we never inform of our late arrival, the staff/owner is still very polite and responsible to us.
We had a lovely stay for 2 nights (18&19 Jan24), nice room, nice location, nice staff, nice breakfast and etc.

We stayed 5 days here and we fell in love 🥰

The girls here were so, so sweet (they even helped us rent a car and point out places they thought we should go) the cats were adorable and our room was everything we could have ever wanted - even bigger than expected 😍

Breakfast was great (and cute!) with croissants, fresh fruits/cakes and det location was perfect and pretty quiet. Only a few minutes walk to mainstreet.

Just across the street was an amazing café; 50 bht for a latte 😃

No doubt I would stay here again if I ever go back to Chiang Rai ☺

Loved staying here with my husband for 5 nights. We booked this place because of the kitties, but we got so much more from staying at Sleepy House… it’s close to the night bazaar and bus terminal (5min walk), the staff are the sweetest, and even the other guests that stay here are so wonderful. We befriended some truly great humans while hanging out in the common dining room. There’s also a great tour company within a 2min walk of this guesthouse, Bamboo Tours (Sleepy House has info about their tours in the reception area). We loved staying here and will always come back whenever we’re in Chiang Rai. We miss Tao, the kitty that looks grumpy but is actually the sweetest.

Super clean and excellent room. Peaceful with lovely owners. The breakfast included is brilliant, the location is bang in the centre. Everything you could ask for in a stay.

A lovely two night stay at Sleepy House Chiang Rai.
The cat decor throughout was a treat, and the room was spacious for two people to comfortably coexist. The bathroom was clean and large, with basic amenities provided. Good strong WiFi connection.
The staff were super friendly and welcoming, and at reception they have a little stand to purchase postcards (cat themed of course)- which I took full advantage of.
Breakfast is of a good standard, and served in the breakfast room, where you can have complimentary hot drinks & snacks right throughout the day.
Only two minor complaints would be that sometimes the hot water stopped working, and there are no plug sockets next to the beds.
Perfect location in Chiang Rai - close to everything but not loud.
Would recommend 100%, and look forward to coming back soon ! 🐈🐈‍⬛

Had the most incredible stay at Sleepy House. The rooms are purrfectly decorated, and really clean. Staff are friendly and helpful, and the breakfast / tea station is lovely. It’s also in a great location, really central to the markets and various cafes/ restaurants. Would absolutely stay here again. Being greeted by this lovely fella was delightful too.

Pretty, new, spacious, super clean, functional, cosy and good AC. Good location - central, but quiet. Mini-kitchen useful for breakfast. Very nice place!

LOVE THIS PLACE! You can feel that the owners have put a lot of love into their hotel - the little details are amazing. The little furballs wandering around are another plus.
Breakfast was good, however, with not a lot of variety.
We got our laundry done but wouldn't recommend it as some garments shrunk a bit.

All in all a fantastic hotel with a lot of character.

Lovely place that anybody that passes in chiang rai should stay! Great staff, cute cat, awesome rooms and good breakfast!

Really enjoyed our four day stay. No storage. Not even a luggage rack. You have to live out of your suitcase. Apart from that detail. Everything was great.

This is the best place we have stayed in during our 30 nights in Thailand.
Location - 5 mins from bus station and night market, but the hotel down a quiet street.
Staff - really friendly and thoughtful. We didn't need our room serviced daily but they made sure to leave us outside the room fresh water, toilet paper and shampoo in case we had run out.
Room - quiet, spacious, free Netflix, we were also lucky enough to be in room 9 which had a small terrace great for being in the sun to enjoy a coffee.
Breakfast - on the small side but cute and thoughtful touches (for example they cut the water melon pieces into heart shapes)
Overall absolutely cannot place a single fault on sleepy house. The girls who work there are very hard working and keep everything clean. Tea, coffee, water and snacks are always kept topped up in the communal area. We are cat lovers too and had a visit in our room from all four of the resident cats over our three night stay (we did encourage them in so if you don't love cats dont worry).

I love this hotel a lot, the staffs are friendly, the room is clean and cute with a cat theme. They even have a coffee room where you can enjoy free snack and drinks. It's also near Bus station and Chiang Rai Night Bazaar, definitely will staying here again.
