A very pleasant and attractive place to stay; close to Ballina and Byron. Not far fromM1 so easy access to entire North coast.

Pool needs to be maintained every day, no sun chairs, no viewable TV's in living areas and the current TV's have no proper seating around them .... the main TV also does not have reception and the blue ray does not work in the living area......seating also....needs an upgrade was not the best and not comfortable at all.

POSITIVES

Bedrooms and bathrooms were good, water quality is good, kitchen OK, bedrooms good, toilets good, living space good, parking good, location is good, views both day and night good, garden is good, privacy is good. Integrated speakers in the roof good.

NEGATIVES

One important factor to consider is toad/frog control. Their croaking is ridiculous at nights. You have at least three different types of croaking, two from frogs not to mention the one from geckos which is more tolerable.

Bluetooth connection to preferred music rather than picking from the limited in house selection

Better chairs everywhere especially around the dining table, the house and outdoor balcony.

Better couches in the living areas...lounge seating by the pool only for 4 people when the house has a capacity of 8

More up to date working TV's, perhaps a smart TV and/or Apple TV....located in positions for better viewing by the guests. TV near dining table in cupboard not viewable at all due to seating arrangement and dining table positioning.

Sun chairs by the pool ... at least two but four would be preferred for the space that is available.

Auto Pool cleaner, too many leaves, small branches, insects and dead frogs. More chlorine as live insects live in the pool which was a put off for some of the guests whom did not use the pool at all.

Plastic Dining table cover as surface gets very sticky due to the humidity.

With a bit of attention would have been a much better experience overall.

I booked toad hall cottage for 3 nights with the understanding it was 2 bedroom/ 2 bathroom as advertised on the website but upon arrival the 2nd bedroom and bathroom were locked and couldn't gain access, spoke to the host and was told if I wanted access to them it would cost extra.
The advertisement was misleading about the privacy as the cottage is right on the main road that leads into Lennox head , Toad hall house is right next door plus there is also another house at the rear.
The main bedroom window has no blind on the window so the sunrise comes straight through the window and woke us up.
The living area which is highly visible to the main road and traffic has no blinds either so that morning sun is blinding. The spa on the front deck has absolutely no privacy and all the traffic and neighbours can see into the front deck and living room.
I wouldn't come back here or recommend it to anyone.
Highly disappointing.

Not the experience we expected, and a very imperfect stay.

We booked Toad Hall being attracted to the photos of a peaceful rural setting, but the reality was the opposite, being located right on the main road to Lennox Heads with traffic noise all night and day.

The bedrooms have windows on every side with no blinds at all meaning we were woken up at dawn with bright light streaming straight in on our faces and couldn’t sleep.

There is no privacy in the main living room (no blinds again) or front deck, looking straight out onto noisy cars and trucks streaming past all day and night, meaning you cannot enjoy peace or sit in the spa with any privacy.

The pretty view that they have pictured on their advert. is in fact from a neighboring block. There was a misleading advertisement of views of lakes and hills, when the only “vista” is onto the road and heavy traffic as pictured, not more than 20m away.

The house backs straight onto another the house with minimal privacy and where again they were up loudly lawnmowing from very early in the morning.

There are also none of the little touches to be found here that make each B&B experience special - not even complimentary instant tea or coffee, no milk of any kind, no sugar, salt or pepper....

We booked for three nights and when we asked after the first night to simply be allowed to check out straight away and be refunded the next two nights, the host refused, making us feel misled and trapped into an unhappy stay by very misleading advertising.
